State laws, yes, but interpretation is the key BC.
We have HUGE dramas at the moment in Wellington shire because if you have a farm with a house on it and want to subdivide in a rural area you are supposed to have 400 hectares – that’s 1000 acres… in each lot! Surrounding LEP’s are like this: Cabonne: 250 acres. Midwestern Regional (Mudgee): 250 acres. Dubbo: 2000 Acres, but you can do a thing called a Property Development Plan if you want to go smaller. Now, most of Wellington shire is similar to Cabonne and Mudgee in landform and land use. Dubbo starts to get broadacre so its a bit different. We have found a way, using a state environmental plannning policy, to get our rural subdivisions through, based on interpretation of the legislation. :blink:
I don’t approve in any way, the State overriding the Council’s but given the pathetic way most Council’s have worded their LEP’s (I can’t think of one that doesn’t have contradictions in it), I can understand how it has come about. Most of our problems in Wellington shire are because of piss poor wording in the writing of the LEP and development control plans associated with it. I pointed these problems out when the documents were first put up for review, but nothing was done and here we are, playing with ridiculous state planning policies to combat it. :angry:
Common sense should be legislated in to Council’s because it sure as hell isn’t Policy with them. Sadly, the State govt is NOT the organisation to do it.
My grand plans include doing away with state govt altogether and have the Council’s directly answering to Federal. Do away with the inefficient shiny-arsed seat warmers in State departments, give Council’s some real funding, which will flow on to them getting decent staff, which will lead to ratepayers and applicants actually getting some kind of result!

Ok, so if we call the shed a farm building, then it does need consent.
If we call the track a recreation area, then it also needs consent. If we don’t call it a recreation area, technically speaking it is prohibited.
BUT
A DA fee should not run to $4000 for something so simple. I’ve got on to a mate over there, another surveyor, and have sent a quick (anonymous) email query to Council. Answer might have to wait till Monday.
NOTE: I’d also submit that the subdivision of 100 acres and the consent for another dwelling within this area is in conflict with the objectives, as it opens up opportunities for conflict between existing land uses (ie the bike track) and the new dwelling.
Mick, what’s the Council? I’ll have a quick squiz at the LEP and see what I can see – might also help to have a few more details. Email me if you want. Happy to help out, and I have a bit of experience and expertise in the field. Bloody Councils need a rocket up them, bigtime!

Roy, clutch fluid is hydroscopic isn’t it? It is possible that somehow you have had water get into the system, even through the fluid absorbing moisture from the air? In theory there should be no contact between the clutch fluid and either the air or incoming water, but that is one way I can think of for the fluid level to increase over time. I don’t think clutch fluid expands as it ages so I can’t come up with any other logical explanation. :blink:
Sorry, not a lot of help here, but I believe that your mechanic mate has it right, there was no free play at the clutch side of the system. Just have no idea why!! :blush:
Get into saxophone more … like I am at the moment! Damn I get so frustrated (injury has sidelined me from bikes for a while now) with no riding and the bike sitting in the shed. I get bloody depressed actually, without having a ride.
I half-considered selling the WR to get a V-Strom, but don’t have the heart to sell it for such a poor reason. If I get a V-Strom it has to be as-well-as not instead-of the WR!
On the good side, I am making lotsa great music! We’re on a mission from God… we’re getting the band back together!
(Okay, I know, it’s no substitute for riding, but what can you do???? Not gonna neck myself cause I can’t ride!)
I had the same problem with my 07 DRZ when I fitted Force radiator guards. I just moved the horn to a location behind the headlight and it was sweet. Some DRZ’s must be different to others in terms of horn mounting I think – although why that would be is beyond me.
Speed cameras… All the more reason to ride single track exclusively! I’m working on a route from my place to my office, then to various sites around the state.
It is revenue raising at its lowest I think, and TB is correct, doesn’t matter who the govt of the day is, this would still be implemented.
Solution: Get your kicks on places where there are no speed cameras, or better yet, where it is FUN to travel slow. I can think of a few places like that! On roads, drive like your grandmother.

Yeah, 37 hard years take their toll! I figure its all just character, eh?! When you have a face like a run-over garbage bin before you start, there’s never much hope of improvement really!
Had a great weekend, got some good pressies and some kid-free time (yeehaa!) and all in all did’t feel any different to my previous few birthdays!
Cheesus mate, perhaps a warning about graphic images for those younger and/or more sensitive old bulls!?
Still, amazing photos, bet the old bull was chuffed to go down swinging like that!
